Frequently Asked Questions

How do I verify a landlord is legitimate?

Request their ID, title deed, and Letter of Allotment. Verify ownership at the Land Registry. Use our Landlord Verification Checklist and never pay before signing a lease.

Is goodwill payment legal in Kenya?

No. Goodwill payments are legally questionable and should be avoided. They have no basis in Kenya's Rent Restriction Act or Landlord & Tenant Act. Report such demands to authorities.

How long does my landlord have to refund my deposit?

30 days from move-out (minus legitimate deductions). If not refunded, you can file a claim with the Rent Restriction Tribunal within 60 days. Use our Deposit Timeline Tracker.

Can my landlord evict me without notice?

No. Kenya law requires 2-month written notice AND a court order. Self-help evictions (changing locks, cutting utilities) are illegal. See our Legal Rights Guide.

Are your property listings verified?

Yes! We verify every landlord's ID and title deed before listing. Look for the green "Verified" badge. We also have a zero-tolerance policy for scams and fraudulent listings.

Do you charge tenants or landlords?

HouseRentKenya is FREE for tenants - browsing, tools, resources, all at no cost. Landlords pay a small fee to list verified properties. We make money through premium listings, not tenant fees.
